Maintaining a Concrete Driveway in Florida's Climate
A concrete driveway in Central Florida is dealing with a specific combination most manufacturer care guides don't fully address: intense summer sun and heat, heavy seasonal rain, and near-constant humidity. None of that requires special materials — it just means a handful of maintenance habits matter more here than they would somewhere drier and milder.
What Florida's wet season actually does to a driveway
Frequent heavy rain means water is repeatedly running across the slab and, on any driveway with less-than-ideal slope, potentially standing on it (see our flooding guide if that's already happening on yours). Persistent moisture combined with Central Florida's humidity is also a favorable environment for algae, mildew, and moss to take hold on a shaded or slow-draining section of concrete — a common, low-stakes cosmetic issue rather than a structural one, but one that's easy to prevent with routine cleaning and harder to remove once it's established.
- Sweep or rinse off organic debris (leaves, pollen, grass clippings) regularly rather than letting it sit and hold moisture against the surface.
- Address standing water at its source (grading or drainage) rather than just cleaning the surface repeatedly — a driveway that pools water will keep growing algae no matter how often you scrub it.
- Keep control joints clear of dirt and vegetation so they can keep doing their job of directing where the slab is allowed to crack.
Why sealing matters more in a wet climate
A sealer's main job is limiting how much moisture and how many surface contaminants (oil, tannins from leaves, fertilizer) actually penetrate the concrete. In a climate with this much rain, that protective layer has more to do than it would in a dry region. Manufacturers commonly recommend resealing every few years, though the exact interval depends on the specific product and traffic — check the sealer you're using rather than assuming a fixed number, since we don't have a Florida-specific study pinning down an ideal reseal interval for this climate.
